What Does Development Exit Finance Look Like?
The right structure depends on the value of your completed scheme, existing debt, sales progress and intended repayment strategy.
Borrowing & equity
The amount available depends on the completed property’s valuation, outstanding development debt and lender criteria. We assess whether refinancing can repay existing borrowing and release additional equity.
Loan term
Development exit loans provide short-term funding while properties are sold or refinanced. The term should reflect realistic sales timescales, lender requirements and any remaining work.
Interest
Interest may be serviced monthly or added to the facility, depending on the lender. We compare cash-flow implications, total interest costs and the effect on net proceeds.
Fees & total cost
We assess arrangement fees, valuations, legal costs, redemption charges and other transaction costs alongside potential interest savings. Refinancing should deliver a clear commercial benefit.
Property & security
Lenders consider completed value, sales progress, practical completion, warranties, building control and other relevant documentation. Multi-unit schemes may have additional security and title requirements.
Repayment
Repayment typically comes from the sale of completed properties or refinancing onto longer-term investment finance. We assess release provisions, repayment conditions and the risk of sales delays.
All finance is subject to lender assessment, valuation and legal checks. Refinancing and equity release are not guaranteed.
What to Consider Before Refinancing Your Development
Refinancing is not always the best option. We review the financial and practical implications before recommending a new facility.
Your Loan Expiry Date
Check the existing maturity date, extension terms, redemption requirements and any additional charges.
Your Completed Value
Understand the current value of the development, remaining debt and realistic net proceeds after refinancing costs.
Your Sales Position
Review units already sold, remaining properties, expected sale prices and likely timescales.
Your Exit Strategy
Allow for slower sales, changing valuations and the possibility that further equity or alternative finance may be required.
How We Help Refinance Your Development
You’ll deal directly with an experienced specialist who takes ownership of the refinancing process, works with your professional team and negotiates with lenders.
1. Assess Your Existing Facility
We review the outstanding debt, maturity date, completed value, sales progress and objectives to establish the refinancing requirement.
2. Find and compare lenders
We shortlist appropriate lenders, present your scheme, negotiate proposals and compare rates, fees, net proceeds and key conditions.
3. Package and progress the case
We prepare the lending proposal and coordinate valuations, technical information, legal requirements and existing lender redemption arrangements.
4. Manage through to completion
We work with lenders and solicitors, resolve outstanding conditions and keep the transaction progressing towards the agreed refinancing date.
Completion depends on lender approval, satisfactory valuation, legal work and existing lender redemption requirements. Funding is not guaranteed.
Your Development Exit Finance Questions Answered
What is development exit finance?
Development exit finance is short-term funding used to refinance a development loan when a property project is complete or nearing completion. It may provide additional time to sell, reduce borrowing costs or release equity, depending on the scheme and lender.
Can I refinance before practical completion?
Some lenders consider schemes approaching practical completion, depending on the outstanding work, certification, valuations and overall risk. Projects requiring substantial further construction may need development finance or another specialist solution..
Will refinancing reduce my borrowing costs?
It may, particularly if the original development loan is more expensive than finance available against the completed scheme. However, arrangement fees, legal costs, valuations and redemption charges must also be considered. We compare the overall financial outcome.
Can I release equity from completed units?
Potentially. If the completed scheme has sufficient value above the existing debt and refinancing costs, some lenders may permit additional capital to be released. Availability depends on the valuation, lender criteria and intended use of funds.
What if my development loan is approaching expiry?
Contact us as early as possible. We can assess refinancing options, likely lender requirements and realistic completion timescales. Approaching maturity can restrict your options, particularly where valuations or legal arrangements are complex.
