Bridging loans are used for many purposes. We will put together a bespoke loan based on your situation and objectives, these are some potential benefits.
What does auction finance look like?
The structure depends on your property, available cash and exit strategy. We explain the options before you commit.
Borrowing & deposit
The amount available depends on each lender’s valuation and criteria. Allow for your deposit, purchase costs and any deductions from the loan. We’ll explain your likely borrowing and cash contribution, subject to lender approval and valuation.
Loan term
Short-term funding with an agreed repayment date. The term should allow realistic time for your planned sale or refinance. If you plan to live in the property then the maximum will be 12 months, but longer if it’s an investment.
Interest
Depending on the product, interest may be paid monthly, retained upfront or added to the balance. This affects cash available and the amount you repay. We’ll work with you to design the best approach for your circumstances.
Fees & total cost
Compare arrangement, valuation, legal and broker fees, together with any exit fees or minimum interest period—not just the monthly rate. With free valuations available and ‘no legal representation’ options, we will design the best overall funding package for you.
Property & security
As with standard mortgages, the lender assesses the property and takes a charge on it. Additional property security may be considered in some cases to reduce the deposit you need.
Repayment
A credible exit is essential. For Auction Purchases this will tend to be sale or re-finance onto a standard or ‘buy to let’ mortgage. We’ll review how you intend to repay and what could happen if your sale or refinance is delayed. We can also help arrange suitable refinance options and identify potential obstacles early
All finance is subject to lender assessment, valuation and legal checks.
What to consider before you bid at Auction
An initial indication of funding is not a guaranteed loan. Check the practical requirements before committing to the purchase.
Your deadline
Check the auction contract: completion periods vary.
Your cash contribution
Budget for the auction deposit, remaining purchase funds, fees and any works.
The property and legal pack
Ask your solicitor to review the pack early: property or title issues can affect lending.
Your repayment plan
Allow time and contingency for sale, works or refinancing.
How we help get your funding in place
You’ll deal directly with an experienced broker who takes ownership of the application and keeps all parties moving.
1. Assess the purchase
We review the property, deadline, available deposit and exit strategy, flagging funding issues early and explaining what information lenders will need.
2. Find and compare lenders
We shortlist suitable lenders from our wider network, discuss the case and negotiate. You receive a like-for-like comparison of costs, terms and key conditions.
3. Package and progress the case
We prepare the application and coordinate with the lender, valuer and solicitors. We track outstanding requirements and work through queries as they arise.
4. Manage through to completion
We keep you updated, chase the remaining conditions and liaise with professionals handling release of funds, working towards your agreed deadline.
Completion depends on lender approval and satisfactory valuation and legal work; funding is not guaranteed.
Your auction finance questions answered
Can I arrange finance before the auction?
Yes—speak to us as early as possible. We can assess the likely options and help you understand your budget, but an initial decision remains subject to the lender’s checks and conditions.
How much cash will I need?
Allow for the auction deposit, remaining purchase funds, fees and any works. The amount available depends on the lender’s valuation and criteria, including any deductions from the loan. Once we understand the high level details of your purchase we will be able to give you a budget to work with.
Can the loan cover refurbishment?
Yes this is possible. We review the works, your available cash and exit strategy when assessing suitable options, and can build in further drawdowns to cover refurbishment costs
What if I have already won the property?
Speak to us as soon as possible with the property details, auction contract, completion deadline and your repayment plan. We’ll be clear and honest with you about the timings that we can work towards.
What happens if my exit is delayed?
A credible exit is essential. Allow time and contingency for sale, works or refinancing. Contact your broker and lender early if your plans change; as any extension or refinancing is subject to approval.
